Key point for the Whistler Market- in the course of selecting listings to include-3 of the properties I had identified as ‘good/great buys’ were all secured with offers. The Whistler market kicked off 2025 with a slower pace than last year—but there’s more to the story. While overall sales are down 23% compared to Q1 2024, the good news is we’re seeing an increase in single-family home sales compared to the end of last year. And with more inventory to choose from, this is an opportune time for buyers to explore.

Whistler Highlights:

✅ 106 sales in Q1, down from 130 in Q1 2024
✅ Inventory is growing – 326 active listings, up 21% from the end of 2024
✅ More options for buyers = more negotiating power
✅ Median sale prices are up quarter-over-quarter across all categories (single-family, townhomes, condos)
✅ Buyers’ market vibes – especially for those ready to move when the right opportunity presents itself
✅ Condos & townhomes selling in 31–37 days on average, while single-family homes are sitting a bit longer at 122 days
 
🌾 Pemberton Market Snapshot – Q1 2025

Just 25 minutes north of Whistler, Pemberton continues to show strength and stability. With a steady sales pace year-over-year and a slight increase in inventory, buyers still face limited selection—but that means sellers have a solid position if priced correctly.

Pemberton Highlights:

✅ 20 sales in Q1, on par with Q1 2024
✅ Townhomes shine – increase in sales compared to last year and last quarter
✅ Inventory up slightly – 62 active listings (41 if you exclude vacant land)
✅ Still a seller’s edge due to low overall supply
✅ Stable median pricing across all categories
✅ Homes are taking longer to sell – patience and presentation are key for sellers
