As we move into fall, the latest third-quarter results offer a useful snapshot of the Whistler and Pemberton real estate markets. While sales activity and pricing varied by property type, both markets continue to offer opportunities for buyers and sellers who understand the nuances of their segment.
Whistler: A closer look at Q3
Whistler recorded 89 transactions in Q3, representing approximately $204.2 million in total sales volume. The median sale price reached $1.68 million, up 18.9% compared with Q3 2025.
By property type, townhomes and duplexes led the market with 39 sales, followed by 29 condos and 19 chalets. Two vacant land transactions rounded out the quarter.
Year over year, Chalet market transactions were the headline this past quarter, and over the past few weeks, several exceptional homes have come to market, a few of which are featured in the listings below. There are some attractive offerings out there, with pricing and positioning suggesting that certain sellers are motivated to make a move. It will be interesting to see how these opportunities translate into buyer activity as we head into winter.
- Chalets: 19 sales | $3.5 million median sale price
- Townhomes & duplexes: 39 sales | $2.02 million median sale price
- Condos: 29 sales | $925,000 median sale price
- Vacant land: 2 sales | $2 million median sale price
Within the accommodation market, Phase One properties recorded 35 sales at a median of $1.55 million, while Phase Two properties recorded nine sales at a median of $673,888.
The takeaway? Whistler remains a market of distinct segments. Property type, location, nightly rental zoning, condition and overall ownership flexibility all play an important role in determining value. Looking beyond the headline numbers is essential when making a well-informed real estate decision.
Pemberton: A different market, its own opportunities
Pemberton recorded 19 transactions in Q3, with approximately $21.25 million in total sales volume and a median sale price of $1.35 million.
Chalets accounted for nine sales, followed by seven townhome and duplex transactions, two condo sales and one vacant land sale.
In Pemberton’s market, given it’s size, individual sales can have a more pronounced effect on quarterly statistics. Buyers and sellers should consider comparable properties, current competition and the specifics of their property rather than relying on the median alone.
Pemberton continues to offer a different lifestyle and price point from Whistler, making it an important market to watch as we head toward winter
